If you are selling a home for the first time, you might be unsure of why a buyer would ask for a home inspection.
The purpose of a home inspection is to make sure that the buyer feels comfortable purchasing the home. Walking through as a buyer, you can get some idea of the condition of the home, but there’s so much you can’t or don’t notice- like the electrical system, furnace, plumbing, etc.
So, what’s next?
The buyer will hire a 3rd party inspector to go through the home and inspect everything- this can include climbing onto the roof, unscrewing hooks on the electrical panel, dating the air conditioner/water heater/furnace to make sure they have plenty of life left in them.
Once the inspection has finished, the buyer can ask the seller for any changes or updates they want- but you, as the buyer, don’t have to agree to them all. Be fair and make sure to talk with your Realtor. Some of the things asked after inspections will commonly trigger emotional responses. Use your Realtor to sort through the emotions and figure out which ones are wise to agree to.
