If you could personally walk each potential buyer through your home, you could point out special features or unique parts of your house. However, as this is not possible (or even advisable, as buyers want to imagine themselves in the home without someone watching over their shoulder), technology has offered us an amazing alternative.
You have the option of posting QR codes throughout your home. When a buyer is touring your home, they can scan the QR code and get detailed information about a feature of your home that they might overlook.
This gives you all the benefits of a guided tour without any of the inconveniences of being physically present for tours.
For example, I set up a QR code that linked to a video I created for a home that explained that this particular property had a basement entrance next to an area that had a potential hook up for a kitchen. This is something that could allow the home to have a mother-in-law apartment, which could be a very selling feature to home, but they might not know about it without this explanation.
