1- Look at homes that have been on the market longer than average days on market. This usually provides more negotiation room since the sellers are more desperate.
2- Look when the last price reduction was. Timing offers before another price reduction you may be able to pick up the home for less than they were going to reduce the price, this is beneficial as once they do a price reduction more buyers will be interested in the home again.
3 – Picking your closing day, you will pay less daily interest on your loan the closer to the end of the month you close.
